@Neil What is the use of repeating lessons when there is so much more to be learned? Technology has moved on from the adz. Plumbers use PEC, insulation is sprayed, glue-lams allow for open floor plans and furnaces are no longer stoked with coal. As for the new people, if these trades cannot attract fresh blood we will all be unable to get homes built and repairs made. I don't yearn for my first home with the leaky concrete block foundation, failing well pump and an oil furnace held up by the plenum. If you can’t find one for your garage door opener model, you can try a universal remote or you can install a new receiver. A receiver replaces the radio frequency the opener uses with its own. An added bonus of a new receiver is that it will automatically update older openers to the new rolling code technology, which stops the bad guys from stealing your code. Just plug the new receiver into an outlet close to the opener, and run the two wires provided to the same terminals the wall switch is connected to.
Annual maintenance. Make an annual check of all nuts and bolts on rails and rollers to make sure they’re firmly tightened. Check the condition of all cables to make sure they’re not worn or frayed. Lubricate rollers and springs with a garage-door lubricant (see How to Fix a Noisy Garage Door for maintenance and problem-solving tips). The door should operate smoothly and be properly balanced. Check the balance by disconnecting the opener and lowering the door halfway- the door should hold its position. If it doesn’t, adjust the spring tension or replace the springs.
Squealing, screeching, or grinding noises from your garage door are usually indicative of a lack of lubricant or an accumulation of dirt or debris in the tracks. When removing debris, do not use harsh chemicals to clean the tracks. Once the track is clean, coat it with lubricant designed especially for garage doors, if possible. If you do not have access to this special type of lubricant, you can use WD-40 on the tracks and hardware.

"We had an unusual repair requirement. We have horizontal sliding steel doors on our 1950's equipment shed. The upper track was damaged by a roofer's forklift while they were loading supplies onto the roof. The track is made out of very heavy steel, not like the track in today's doors. Toby, responded to my request very quickly and came out of his way to inspect the damage. If the door goes up but goes down only when you hold down the wall switch, check to see that the safety sensors are in alignment. The small light on each sensor should be lit up when nothing is between them. Door sensors do go bad, so if no light is showing at all, you may need to replace them. You can save yourself some time by using the existing wires. Also, direct sunlight shining on sensor eyes can make them misbehave.
One way to control the opening and closing of your garage door is by using a remote. The remotes are often handy keychain-sized controls, perfect for storing in your purse or right in your car. The remote controls are programmed using “rolling” codes. This makes it harder for thieves or burglars to get access to your security code and break in. The garage door will only function using the appropriate transmitters with assigned codes. Remote controls are included in the package when purchasing a garage door opener. If they are misplaced or broken, the cost of purchasing a replacement remote control for your garage door averages between $25 and $50.
I'm truly impressed. When I called, I described the problem, and was quoted a price based on my description. When the technician arrived, he discovered that the issue was not as a I described, but that the spring holding the band in place had not been installed (at all?). He charged me only for the visit, fixed the spring AND also put a new light bulb in for me because it was too high for me to reach.
